Royal Cradle phase 2 launches on the West Rand

Cosmopolitan Projects Johannesburg has launched Phase 2 of it's popular housing development, Royal Cradle in Mindalore,  which is centrally situated adjacent to the well established Roodepoort suburb of Witpoortjie.

The launch of phase 2 comes after the first phase of 252 homes sold out in a record 11 months, and that was pre-lockdown. The new phase 2 consists of 314 stands and the installation of services (roads, water, electricity) has begun.

With easy access to Ontdekkers Road and Main Reef road which connects you to Soweto and the Johannesburg CBD, you are spoiled for choice when it comes to schools and other amenities such as churches, sports facilities and hundreds of small businesses offering every service you can think off.  

Shop til you drop - shops are plentiful in this part of the world with Princess Crossing and Westgate just 9 minutes away and the Witpoortjie Shopping Centre with a Pick and Pay Family store just up the road. The neighbourhood favourite though is the 24 hour Engen Convenience store in Corlett Ave with its Quick shop, Corner bakery, Woolies, Wimpy and ABSA ATM.

The perimeter of the whole development will be enclosed with a 2.1 meter high wall and in addition each individual stand will have a 1.8 meter prefabricated cement wall fitted with a sliding vehicle gate.

A new plan range has also been developed with features such as aluminium windows as standard, face brick accents and Bali style roofs. There are 5 different house plans to choose from and sizes starts at 59 square meters for 3 bedroom homes to 124 square meters 4 bedroom double story family homes.

All houses have private walled gardens, are pet friendly and have pre-paid electricity and energy saving hot water solar geysers and will be enrolled with the National Home Builders Registration Council (NHBRC). House prices start from R1 021 000 for the smallest 3 bedroom home, R1 172 000 for larger 3 bedroom homes and R1 394 000 for the 4 bedroom double story option.

To qualify for a home loan of R1 021 000 you will need to earn a combined household income before deductions of around R27 000 per month and for a home costing R1 147 000 you will need an income of R31 000 before deductions.
